HAMLET HOMES MAKES TRAX BY CELEBRATING GRAND OPENING OF WAVERLY STATION COMMUNITY IN SOUTH SALT LAKE CITY

Urban and Transit-Oriented Development is the First and Only Community in South Salt Lake to Provide UTOPIA Community MetroNetTM to Residents

SOUTH SALT LAKE CITY, UTAH (May 17, 2007) – Hamlet Homes, along with South Salt Lake City and Murray City officials, celebrated a VIP grand opening – ‘Elegant Urban Living’ – on May 14 for Hamlet’s newest residential community, Waverly Station, located at 3700 South West Temple. When completed, Waverly Station will consist of 131 townhomes and 47 condominium units with 14,000 square feet of commercial space.

Approximately 200 guests and VIPs from South Salt Lake City, Murray City, other area city officials, UTOPIA (Utah Telecommunication Open Infrastructure Agency), Utah Transit Authority (UTA), and Waverly Station homeowners joined with Michael Brodsky, owner and chairman of Hamlet Homes, and other Hamlet employees in an official ribbon-cutting ceremony. “Waverly Station is leading the way in South Salt Lake City’s urban renewal development,” Brodsky said. “The community transformed a poorly used industrial and deteriorating residential area and revitalized it into a vibrant residential transit-oriented development. Designed around its close proximity to mass transit, Waverly Station represents the re-emergence of an urban Wasatch Front neighborhood by embracing the principles of walkability, light rail, and quality architecture.” Breaking new ground in many ways, Waverly Station is the first and only residential community in South Salt Lake City to offer its residents the UTOPIA Community MetroNetTM (Utah Technology Open Infrastructure Agency), an ultra-broadband fiber optic network providing a triple play of world-class telecommunications: TV, internet and phone. Through its partnership with UTOPIA, Waverly Station’s homeowner’s association has contracted to provide homebuyers with the most-advanced, high-speed internet, phone and digital television through MSTAR.NET. Waverly Station marks the second in a series of urban renewal developments undertaken by Hamlet Homes. These developments are restoring blighted and deteriorating industrial or residential areas and fulfilling local smart growth principles first put forward by Envision Utah in the 1990s. “Waverly Station is another premier Hamlet neighborhood,” Murray City Mayor Dan Snarr said. “Hamlet has caught the vision of taking these blighted areas, and through creativity, been able to develop them and drive other developments. This is what the future of Utah is going to be all about.” Mayor Robert Gray of South Salt Lake City said, “We’re extremely grateful to Hamlet Homes for bringing quality development to our city.” Waverly Station has an urban look and feel with brick and stucco exteriors. Front entrances and patios are bordered by black iron railings opening onto charming central courtyards. Unique, attached two-car garages lead to a rear alleyway. Located within ¼ mile of the Meadowbrook TRAX station at 3900 South and I-15, the community provides easy access to the entire valley with downtown Salt Lake City just a few train stops away. A city park is located right across the street, and other new developments are planned or underway. Homebuyers at Waverly Station can choose from two townhome floor plans – the Dunbar and Falkirk. Both home designs showcase between 1,600 and 1,800 square feet, two to three bedrooms, and up to three-and-a-half baths. Beautifully designed interiors create a spacious and comfortable living space. Home prices start in the low $200s. The Waverly Station sales center is open Monday – Saturday from 11 a.m. to 7 p.m. and Sundays from 12 – 5 p.m. To learn more about Waverly Station, contact Nate Kingdon at (801) 261-0225 or visit Hamlet Homes at www.hamlethomes.com

HAMLET HOMES RANKED AMONG NATION’S LARGEST HOMEBUILDERS

Record-breaking 2006 earns Hamlet highest ranking since 2000

MURRAY, Utah (May 22, 2007) – Although home sales declined nationwide in 2006, Hamlet Homes continued its local success with a record-breaking year that earned it a spot among the nation’s largest homebuilders in Builder magazine’s May “Builder 100” issue. By ranking 165 of the nation’s top 200 companies featured, Hamlet solidified its position as a leading Utah-based homebuilder, one of only four Utah companies to make the list. The rankings were based on the number of homes closed during the year; Hamlet had 369 closings, up 21 percent from 2005. “Hamlet is pleased to receive this recognition of our strong success in 2006,” said John Aldous, president of Hamlet Homes. “This continues a trend of double-digit growth in our year-to-year operating revenues that began in 2001. We attribute much of our success to a company-wide commitment to live up to our brand ‘Great Homes. Great People. Great Experience.’ as we strive to exceed our customers’ expectations. ” 2006 proved to be a landmark year for Hamlet Homes as it diversified by opening two new urban redevelopments: Inverness Square and Waverly Station. Hamlet expects to continue its recent revenue growth by developing new mixed-use projects featuring townhome, condominium and commercial offerings, in addition to continued building of single family communities. Since its founding in 1995, Hamlet’s quality, customer-oriented product lines have been filling a much-needed niche in the state’s housing market. With homes ranging in price from the high $170s to over $500,000, Hamlet’s homes appeal to individuals and families at every stage of life. With hundreds of its homebuyers finding the perfect place to call home in 2006, Hamlet Homes sold out in two communities: The Maples at Jordan Hills in West Jordan and Birnam Woods in Bountiful. Hamlet Homes currently operates seven communities along the Wasatch Front, including Bear Hollow Village in Park City; Crofter’s Cove in Syracuse; Eastlake Village at Daybreak in South Jordan; Devon Glen in Springville; Inverness Square in Murray; Stoneleigh Heights in Draper; and Waverly Station in South Salt Lake.
