Hamlet Homes Means Quality Homes

A Hamlet Home is a quality-built home.

Since I was 15 years old, I have been in the construction industry. I started as a Laborer cleaning up during an apartment renovation over the summer and have never really looked back. Every chance I had I was building something with my hands, whether it was a fort in the orchard with my friends or helping my family finish our basement, I loved it. Construction is in my blood.

Along with construction, over the past 30 years, (just a little after my first job), I have lived in 19 different Apartments, Townhomes and Homes. I have moved 10 times, and as you can imagine my wife is a Saint for putting up with me and all those moves. Most people assume I was in the military, but in the end, it really boiled down to wanting to find the best place to live for me and my family.

As you can imagine, being in the construction industry and seeing so many different homes, I’ve seen construction problems, poor quality and a lot of other issues, many of which I had to deal with on my own. As I said construction was in my blood, but that has now changed to “quality construction.”

I first found Hamlet Homes in 2002, when I was a carpenter and was framing their townhomes. I recognized very quickly their focus on quality-built homes. There were many times when we could have taken an easier course, but the focus on new home quality was important to them and to me. I pride myself on quality construction and making sure that everyone that works with me has the same standards. It was clear to me that Hamlet Homes also took great pride in building a quality home and being a quality homebuilder.

I ended up working for Hamlet Homes in 2004 and again in 2011. Over the last 20 years I have worked 17 of them at Hamlet. Our focus on the quality of the construction has never changed and will not change going forward. We pride ourselves now, as we did back then, on the new home quality and being at the top of our industry as far as quality is concerned.

I bought the company from the founder, with my partners, about 8 years ago and am proud to be able to carry on a legacy of quality. Whether we are building single family homes or townhomes we focus on quality-built homes for our Homeowners.

Of the 19 homes the last 4 have been a Hamlet home built by our amazing team. I love the quality construction in my homes and am proud to be both an Owner of Hamlet Homes and a homeowner of a Hamlet Home.

Jon loves to work with his hands either building homes as a framer or completing woodworking projects for the home. Jon attended BYU’s construction management program from 1994-1996. He started in the construction industry working for Acadian Builders, a framing and general Contractor, in 1996. He worked from the ground up, starting as a laborer in the company with four employees. After nine years with Acadian, he was the Lead Framing Supervisor directly overseeing 30 employees and managing three additional Framing Supervisors.

Jon joined Hamlet Homes in 2004 as an Assistant Supervisor in the Production Department. Since that time, Jon has held the title of Production Supervisor, Homebuilding Manager, and finally his current position, Vice President of Construction. He now oversees and directs all of Hamlet Homes’ Homebuilding, Purchasing, Estimating, and Warranty activities. He loves working with a great team of people to see projects come together. This was the main reason he decided to be an owner of Hamlet with his partners. Working with all the great people at Hamlet brings him a great sense of fulfillment.

In 2000, Jon received the Subcontractor of the Year Award from Panda Homes, and in 2006 he was named the Supervisor of the Year from Hamlet Homes for closing 74 homes and having over $14 million in revenue.

Welcome back, design enthusiasts! Episode 2 of Rock the Block Season 6 took us through the pivotal spaces that set the tone for the entire home – the entryway, den, and powder bath. And let me tell you, the transformations were nothing short of spectacular!

Chelsie & Cole DeBoer: Country Charm Meets Functional Design

Chelsie and Cole brought their South Dakota roots to the forefront, infusing their spaces with rustic elegance and thoughtful upgrades. Their den/office space exuded cozy country vibes, creating a perfect retreat for work or relaxation. In a strategic move, they converted the half bath into a full bath, enhancing the home’s functionality – a decision that could significantly boost the property’s value. The entryway paid homage to local flair with a charming display of cowboy hats from Utah’s own GiGi Pip, adding a personalized touch that resonated with the home’s overall aesthetic.

Other Noteworthy Designs

  • Kamohai & Tristyn Kalama opted for a bold reconfiguration, relocating the half bath to expand their front office space. This area now features a versatile Murphy bed, seamlessly transitioning from a productive workspace to a comfortable guest room.​
  • Jonathan & Jordan Knight introduced a moody navy-blue palette in their office, evoking a nautical ambiance that sparks creativity and imagination. The rich tones and thoughtful decor make it an inspiring environment for any endeavor.​
  • Alison Victoria & Michel Smith Boyd left us in awe with a rotating wall leading into their office – a design element that’s as functional as it is mesmerizing. This innovative feature adds a dynamic flair, making the space both intriguing and adaptable.​

The entryway sets the stage for the rest of the home. It’s the first impression guests receive and, in many cases, the only part of the interior they might see. A well-designed entryway with cohesive materials and colors tells the story of the home, inviting visitors in and offering a glimpse of what’s to come.​

Rock the Block Season 6: Primary Suite Glow-Ups!

Episode 3: Primary Bedroom • Bath • Closet

After the kitchen, this was the episode I was most excited about – the Primary Suites! There’s just something magical about seeing the life that comes into these spaces, the bedrooms, the closets, the bathrooms, especially when the designers get their hands on them.

What I love most about this process is watching the homes we originally built completely transform based on the designers’ unique visions. And let me tell you, these transformations did not disappoint. No two homes looked even remotely the same! Only one home stayed somewhat true to the original layout, the rest went totally custom, and it was amazing to see how differently each team interpreted the space.

A little behind-the-scenes secret:
At first, I wasn’t sure how I felt about Jonathan and Jordan Knight’s design. Changing up the layout, splitting the spaces like they did, I had my doubts. But once it all came together? I loved it. Sometimes, you just have to trust the vision and wait to see the final masterpiece!

Every suite this week was nothing short of stunning:
Chelsea and Cole stayed the most true to our original layout, but leveled it up with gorgeous archways leading to the bathroom and balcony, and those hidden closet doors? Chef’s kiss.
Tristyn and Kamohai created a jaw-dropping primary suite with a private entryway, a walk-around bathroom, and my favorite detail, the view from the bed to the balcony and a two-way fireplace. Pure magic.
Michel and Alison stayed true to their signature green palette, weaving it beautifully into their bedroom and bath. And when it comes to views? That soaker tub with those wide-open double doors to the back balcony… there’s nothing quite like it.

This week wasn’t just about beautiful design — we had some fun behind the scenes too!
We celebrated Ty’s birthday in style, with Ties and Thai food (try saying that three times fast). Fun fact: I didn’t know how to tie a tie, but luckily, I had a friend to help me out (stay tuned for some fun Behind the Scenes after the finale where Jonathan Knight shows me how to tie-a tie!
And in true “only at Rock the Block” fashion, we caught our very own team member, Barry, making sure every single microwave and stove clock in each house was perfectly synced. (If you know Barry, you know that’s just who he is, attention to detail, always!)

Rock the Block Season 6: Loft Dreams and Stairs with Style!

Episode 3: Loft • Staircase
Winners: The Kalama’s

Episode 4 brought the fun in a big way, and a few surprises, too! This week, it was all about the Loft Area and Stairs, and for the first time ever on Rock the Block, the designers judged each other’s spaces. Talk about pressure!

It was hilarious (and honestly, pretty adorable) to watch them try to sneak little glimpses into each other’s homes without giving too much away. The tension, the curiosity, the side-eyes…it was all pure gold.

To make things even more interesting, the teams had to play PLINKO to determine their room themes, and when they opened their giant crates to reveal their design elements, you could feel the scramble to pull it all together. Each space ended up being completely different, totally unique, and super creative, especially considering they didn’t know what they were designing until the very last minute!

A little behind-the-scenes tidbit:
You might notice a sudden wardrobe change in this episode. Up until this day, we had been blessed with nearly 80-degree weather well into October while filming. But of course, the day the teams played PLINKO and received their room themes, the weather dropped about 40 degrees overnight! Suddenly, it was full-on Utah chill, and the entire production crew (about 80 people strong!) got a brisk welcome to real Utah fall weather. One minute? Tank tops. The next? Coats and hoodies. (Utah keeps you on your toes.)

Now, let’s talk about the incredible spaces:

The Kalamas took home the win, and it’s easy to see why! They stayed true to their Hawaiian roots with a gorgeous plant wall that creates a wow moment the second you step inside. Plus, they brought the heart of Hawaii, the importance of family, right into the design by creating an adorable, cozy kids’ space. It’s playful, heartwarming, and perfectly tied into their overall vision.

But the other teams weren’t far behind:

Jonathan and Jordan created a private spa room that feels like pure luxury. Honestly, I’ve spent a little extra time relaxing in there myself after some of those long filming days, it’s that soothing!

Michele and Alison dreamed up the ultimate workspace, ideal for crafting, homework, studying, or just curling up with a good book. Plus, the massive artwork framing their staircase adds the perfect dramatic entry to the space.

Chelsea and Cole built a gamer’s paradise that any teenager would love, complete with fun country-inspired details all along the stairway that stayed true to the vibe of their home.

Rock the Block Season 6: Basements Done Right!

Episode 5: Lower Level
Winners: The Kalama’s

Things got real in Episode 5 of Rock the Block Season 6 as the teams headed downstairs to tackle the basements, and let us tell you, these weren’t your average lower levels. The Kalamas walked away with the win (again!), but honestly, every single space was next-level impressive.

Let’s start with one of the biggest features in all four homes: the ADUs. What’s an ADU, you ask? Great question! ADU stands for Accessory Dwelling Unit, basically a self-contained living space within or adjacent to the main home. Think: kitchen, laundry, family room, bedroom, bathroom… all in the basement. These homes were designed with ADUs from the start, because we knew how important it would be for today’s buyers to have flexible living spaces that can be used for multigenerational families or as income-producing rentals.

Each basement has a private walk-out entrance, giving the ADU its own front door. Whether you’re welcoming in-laws or offsetting your mortgage with a tenant, it’s the kind of smart design that just makes sense.

And speaking of smart design, let’s talk bonus spaces. In Utah, we typically see these rooms used for food storage (gotta love our giant cold storage rooms!), but these designers threw the rulebook out the window and went all-in on creativity. We’re talking:

  • A pickleball court complete with cold plunge and sauna
  • A movie theater and speakeasy combo
  • A music studio with a sound booth
  • And a full-on arcade for the kids (or let’s be honest, the adults too)

They’re not just basements anymore, they’re destination spaces.

One of the best parts of this week’s episode was seeing how each lower level flowed seamlessly from the upper floors. The designers created inviting gathering spaces with kitchens and family rooms that feel just as cozy and stylish as the main level. Whether you’re hanging with friends, watching a movie, or hosting your in-laws for the weekend, these basements are built to live large.

Rock the Block Season 6: Backyard Dreams & Goat Escapes!

Episode 6 of Rock the Block brought us fresh air, snowy chaos, backyard brilliance, and yes, a goat escape for the ages. (If you didn’t laugh out loud watching the great goat roundup, are you even watching the same show?)

Congratulations to The Knights for taking the win this week with a jaw-dropping backyard transformation, but let’s be real, all four teams delivered magic in these epic one-acre outdoor spaces.

Just as the teams were wrapping up their final touches, a surprise snowstorm rolled in (Utah spring weather, we love your drama). Luckily, it cleared just in time for the big reveals, and WOW, were they worth the wait.

Let’s start with the most important thing: location, location, location. These backyards aren’t just huge… they’re breathtaking. The views from Grantsville are unreal….sunsets over the lake, mountain silhouettes, wide open skies. It’s the kind of place where your deck becomes your front-row seat to Mother Nature’s best show. Honestly? You could throw a folding chair out there and still have the best seat in town. But these teams took it way further.

Here’s what they did with their slice of outdoor heaven:

🌾 Jonathan and Jordan went full country, and it was perfect. A goat-friendly retreat with a greenhouse-turned-dining room, garden beds, cozy living zones, and space for animals. It’s like a backyard and a farm and a retreat all in one.

🔥 The Kalamas blurred the lines between indoor and outdoor living. Their pass-through kitchen window leads to a dreamy deck, complete with built-in hot tub, entertainment seating, and a dual pickleball/basketball court that’s ready for some serious action. It’s giving luxury resort with a side of competition.

🎠 Chelsea and Cole created the ultimate family paradise. In-ground trampoline? Check. Giant playground? Yep. Firepit lounge with custom seating? Of course. And let’s not forget that stunning fence, safe, stylish, and ready for all the kids’ backyard adventures.

🏡 Michel and Alison basically added another home……literally. The adorable Tiny Home tucked into their backyard was a crowd pleaser. Combine that with a hot tub, comfy seating, and those killer views, and you’ve got a backyard oasis you’ll never want to leave.

Every team made their space shine in a unique way, showing just how much, you can do with one acre of land, and a lot of creativity.

Why We Love Unique Communities

Hamlet Homes has always been known as a builder of unique communities.  These range from transit-oriented infill townhome neighborhoods on small pieces of land like Inverness Square, Huntly Manor and Waverly Station positioned along the Trax line in Murray and South Salt Lake, to single family infill neighborhoods like Cottage Court in Sugarhouse and other cities along the Wasatch Front.  Prestwick in South Salt Lake is a current Hamlet infill community.

Infill communities provide an opportunity for homebuyers to purchase quality new construction homes in established areas with public transportation, shopping centers, schools and other amenities close by.  It also provides opportunities for neighborhoods to remain vibrant with new families living in the area. Another benefit of unique infill communities on small pieces of land is a lower relative price compared to larger homes on larger lots.  This is especially important in Salt Lake County as home affordability has become a significant issue.

In addition to infill projects in established neighborhoods, Hamlet also builds unique communities in rural areas such as in the Silver Creek neighborhood in Summit County and Brookside in Heber City in Wasatch County.  These rural communities provide opportunities for homebuyers to be in a quieter setting with easy access to outdoor recreation.  These homes are typically larger than those built in small infill areas within metropolitan areas.  They also include larger lots.  For those seeking a small-town feel when purchasing a home, rural neighborhoods such as Worthington Ranch in Grantsville, provide that benefit.  Jordyn Park in North Ogden is another example of a unique Hamlet neighborhood with larger homes on larger lots for those who are looking for a more rural area for their new home purchase.

2025 Housing Market Conditions

The Housing Problem

The housing industry is a huge part of our national economy, and home ownership is one of the top ways that most families accumulate wealth over time. Hamlet Homes was founded in 1995, so this year marks 30 years of our proud history serving homebuyers, and our team has many decades of experience in our industry, including some of the top industry experts. So why are we optimistic about housing in 2025?

National housing experts estimate that the housing industry’s combined contribution to GDP averages 15-18% of our $27 trillion national economy. This is an important industry.

The U.S. Census Bureau estimates that 36.4% of U.S. household wealth is in home equity, rental properties, or other real estate. This is more than the 34% saved in retirement accounts.

As a nation, we have been underbuilding housing for more than a decade. Between 2010-2020, the number of households in the U.S. increased by 10 million, while the number of homes built was only 9.9 million, and 2-3 million homes were demolished due to obsolescence or for alternative uses. According to J.P. Morgan, this has left our nation with U.S. housing stock falling short of demand by an average of 300,000 homes annually for the last 15 years. This under-supply condition cannot be corrected in months, but rather will take years, making housing a good long-term investment.

Mortgage rates play a big part in housing affordability. For two years post-Covid, mortgage rates were in the 2.5-3.5% range, and for the past 3 years since spring 2022, mostly in the 6-8% range. After 3 years of these conditions, most people now recognize that 3% mortgage rates were abnormal, and likely will not be seen again in our lifetimes. The average 30-year mortgage rate from 1971-2025 has been 7.72%. As more Americans accept that current mortgage rates are relatively normal, additional pent-up demand is expected to come to market this year.

The number of young adults (age 20-39) still living at home with parents reached a peak of 24% in 2020, and that number is trending down, projected by industry experts to be 21% by 2030. These young adults moving away from home will continue to increase demand for housing.

Housing affordability is currently at very low levels due to many factors, limiting demand for new homes. 74% of mortgages today are below 5% (56% are <4%), with borrowers who don’t want to give them up, limiting supply of homes for sale.
