Buy Existing Home or Build a New Home? Tips to Help You Decide

Buy Existing Home or Build a New Home? Tips to Help You Decide

The idea of moving to a new Salt Lake City home is exciting, but before you start packing up your home and scheduling a mover, you need to decide if you are going to build a home (new construction) or buy something that is already built. Many homeowners don’t really know if there are advantages or disadvantages to each, so here are a few tips to help you decide which is best for you.

Timing

Building a new home will take longer than buying a home that is already built—it’s not good or bad, necessarily, it’s just the reality of new construction. Most new homes will take a few months, while an existing home will take only the time required to put in an offer, get it approved, and for the sellers to move. There are a few options that provide the best of both worlds—new construction plus a short move-in timeline—but these quick move-in homes are not guaranteed to be available in the style and neighborhood and from the new home builder that you want.

Budget

Building a new home can be more expensive than purchasing an existing home, especially if raw material prices are high at the time, or if you want to build during peak season (spring and summer) when contractors are busy. You may also decide that you want to include upgrades from the base model offered by the builder, which can increase your final purchase price.

Customization

Perhaps the number one reason that most people want to build their own home is the ability to customize it so the finished product is exactly what you want. You can choose from different floorplans, pick out carpet colors, cabinets, flooring, and more so the layout, designs, and décor fit your style. To customize an existing home you would have to purchase it and then pay for remodeling with a home equity loan, credit cards, or cash.

Warranties

Brand new homes come with brand new things, including appliances, wiring, plumbing, and more. They are thoroughly inspected during the process so you get a safe home with items that are likely to still work—and if they don’t, quality new home builders will offer a warranty to fix it within the first few months or years.

Additional Costs

Finally, building a new home may also come with some additional costs that won’t be built into the mortgage, such as landscaping or window coverings. Be sure you budget for these things so you don’t find out that you have a wonderful new home, but you cannot afford to create the aesthetic that you want.

There is no right or wrong choice, it depends on your needs, but it’s important to understand the tradeoffs between the two so you can figure out which home option is best for your situation.

HAMLET HOMES OPENS NEW MODEL HOMES AT CROFTER’S COVE

Golf Course Setting and Stunning Views Surround the Community

SYRACUSE, UTAH (March 17, 2006) — Hamlet Homes has announced the opening of its two new model homes at Crofter’s Cove, a residential community located adjacent to the Glen Eagle Golf Course in Syracuse, Utah. The new homes, the Chay and the Victoria, are part of Hamlet’s Stuart series and are two of nine home styles available at the golf course community.

The Victoria and the Chay offer several options to homebuyers. The Chay is a two-story home featuring 3,097 square feet of living space with upgrades of up to four and five bedrooms and up to three full baths. The Victoria model is a multi-level home that includes 3,043 square feet of space, a master grand bath upgrade and a second floor family or game room.

“The Victoria and Chay offer several upgrade options for home owners to enhance and customize their home,” said David Irwin, Hamlet Homes vice president and director of marketing. “Both models add to the value and selection of the Crofter’s Cove community.”

Additional interior features at Crofter’s Cove include central air, a two-story entry foyer with tile floor, a full unfinished basement and a family-sized, fifty-gallon hot water heater. Homes will have two- to three-and-a-half baths and three to six bedrooms. Kitchens will feature GE appliances, an icemaker water line and a double-bowl stainless steel sink.

Exterior features will include full stucco with brick detail, a 10×12 foot concrete patio extending into the back yard, two coach lights at the front garage, 30-year architectural shingles and fully landscaped yards. While most homes at Crofter’s Cove will include a two-car garage, a limited number of three-car garage homes will also be available.

The Crofter’s Cove community offers home lots with serene landscapes and beautiful views of the Glen Eagle Golf Course. Residents can choose homes that back up to various sections of the course and overlook the tee-box, fairway or green.

As part of Hamlet’s Stuart series, the Victoria and Chay are named after historic Scottish figures. The Victoria’s namesake is the famous British monarch who made her family home at Balmoral Castle in Scotland, while the Chay is named in honor of Scotland’s Sir Chay Blythe who is known for his famous journey across the Atlantic.

The Crofter’s Cove sales office is located at 1383 South Hawthorne Lane. To reach the office, take exit 335 off I-15 in Layton and head west. Crofter’s Cove is located off of 1700 South (also known as Antelope Drive or State Route 127) between 3000 and 4000 West. Turn right onto Doral Drive, then a second right onto Brookshire Drive. Watch for signs on the left that direct you to the sales office and the Crofter’s Cove Park. The office is open Monday through Saturday from 11 a.m. to 6 p.m. and Sundays from noon to 5 p.m.

HAMLET HOMES CELEBRATED GRAND OPENING OF INVERNESS SQUARE COMMUNITY IN MURRAY CITY

HAMLET HOMES CELEBRATED GRAND OPENING OF INVERNESS SQUARE COMMUNITY IN MURRAY CITY

Community modeled after New Urbanism and first to feature UTOPIA’s high-speed fiber optic technology

MURRAY, UTAH (April 17, 2006) – Hamlet Homes and Murray City celebrated a VIP grand opening – ‘Get Connected’ – on April 13 for Hamlet’s newest residential community, Inverness Square, a 105-townhome community located at 297 West Apple Cross Way (4800 South).

Approximately 200 guests and VIPs from Murray City, Salt Lake County, UTOPIA (Utah Telecommunication Open Infrastructure Agency), MSTAR and Inverness Square homeowners joined with Michael Brodsky, owner and chairman of Hamlet Homes, and other Hamlet VIPs in an official ribbon-cutting ceremony. In addition, MSTAR showcased UTOPIA’s technology through a live video conferencing with VIPs in Provo and the Netherlands.

“Inverness Square is a unique representation of the re-emergence of an urban Wasatch Front neighborhood,” said Dave Irwin, Hamlet Homes’ vice president and director of marketing. “Inverness is the first community of its kind in Murray City to feature the principles of New Urbanism, an attractively designed urban neighborhood that revitalizes an area through enhanced streetscapes, a sense of community and advanced technologies.”

The community is built on acreage that is part of a former industrial site in Murray City now being redeveloped. In recent years, the neighborhood around 5300 South and State Street has undergone significant revitalization with the arrival of a new retail-shopping-dining complex, The Pointe at 53rd, and Intermountain Healthcare’s new flagship hospital, Intermountain Medical Center.

In addition, residents of Inverness Square will enjoy many community amenities, including tree-lined sidewalks and a central common area for families, as well as close proximity to I-15, TRAX and Murray City schools. These areas help Inverness Square embrace the principles of “New Urbanism” through walkability, light rail and a mixed-use neighborhood.

Hamlet’s townhome community will have an urban look and feel with brick and stucco exteriors. Elevations will resemble downtown residential areas of eastern communities like Boston and Baltimore. Federal-style architectural touches will extend to lighting and fencing, and black iron railings will border front stoops.

Inverness Square is also the first new home residential community in Murray City to feature UTOPIA Community MetroNetTM’s high-speed fiber optic technology, providing residents with advanced voice, video and internet communications. Through its partnership with UTOPIA, Inverness Square’s Home Owner’s Association has contracted to provide homebuyers with the most-advanced, high-speed internet, phone and digital television through MSTAR.NET.

Inverness Square offers homebuyers tremendous value with prices starting in the low $160s. The community is being built in two phases on a six-acre site and will be completed in 2007. The townhomes are available in two home styles, the Aberdeen and Turnberry, from Hamlet’s Pioneer Series. The Scottish names are derived from actual historic towns in Scotland, and the series’ name reflects the fact that new homeowners at Inverness Square can consider themselves pioneers in a brand new urban residential community. The Inverness Square Sales Center is open Monday – Saturday from 11 a.m. to 7 p.m. and Sundays from 12 noon to 5 p.m.
