New Community Carlisle Place

57, three-story townhome community marks Hamlet’s 36th community in 20 years

CITY OF SOUTH SALT LAKE, UT – Officials from Hamlet Homes (www.hamlethomes.com) and the City of South Salt Lake broke ground today on a new townhome community called Carlisle Place located at the intersection of 700 West and Carlisle Ave. (3800 S.),    in the City of South Salt Lake. Starting at $188,990, the community will consist of fifty-seven (57), three-story townhomes featuring an elegant upscale brick-and-stucco exterior and enhanced interior floor plans and design features.

“Carlisle Place is Hamlet Homes’ 36th community since our founding in 1994, and our third community in the City of South Salt Lake,” said Michael Brodsky, founder, owner and chairman of Hamlet Homes. “Carlisle Place reflects Hamlet’s commitment to designing and developing top-quality, value-priced communities that provide every home buyer with a superior experience. It also aligns with South Salt Lake Mayor Cherie Wood’s top priority to provide residents with quality housing and beautiful, healthy neighborhoods.”

Mayor Cherie Wood joined Brodsky and Gary Jones, COO of UTOPIA, in the groundbreaking ceremony, and offered these remarks. “Hamlet Homes is a valued partner in changing the face of the City of South Salt Lake and in contributing to our ‘Promise South Salt Lake’ initiatives,” said Wood. “Their beautiful communities mirror our city’s growth and success, especially this year as we celebrate our 75th anniversary.”

Prior to designing Carlisle Place, Hamlet sought feedback from homebuyers at its Waverly Station townhome community. This input was incorporated into enhanced open floor plans and design elements that include larger balconies, side-by-side washer and dryer on the bedroom level, and larger secondary bedrooms.

Adding further value to each townhome are energy efficient features including a 90 percent-energy-efficient furnace, 2 x 6-foot exterior walls, low-E windows, and Energy Star appliances. Each townhome is also wired with UTOPIA’s fiber optic, high-speed Internet network with available speeds up to 1 gigabit, or more than 1,000 megabits per second.

Convenient transportation options via a nearby TRAX station and the I-15 freeway provide quick and easy access to downtown, Wasatch Front universities, shopping centers and the airport.

Homebuyers can choose from two floor plans, the Hastings and Denton, that offer two or three bedrooms, a master bedroom with tray ceiling and walk-in closet, 2 ½ baths, a private porch on the entry level and private balcony/deck off the family room, and a two-car, attached garage. Carlisle’s first model home is expected to open in late November, early December.

THE NAMING OF CARLISLE PLACE

Hamlet Homes has a tradition of naming its communities after Scottish people and places. For over 1700 years the town of Carlisle has occupied an important position on the Scottish-English border and bears a rich history. Few areas in the United Kingdom have produced as many notable family names in world history as the border region of Carlisle.

Carlisle Castle is the most-besieged place in the British Isles and in 1568 Mary Queen of Scots was imprisoned there for six weeks while her cousin Queen Elizabeth I considered a course of action. The rest is history, as they say. The canal of Port Carlisle led to industry and shipbuilding, but was soon replaced by railway – a transportation system that secured the future of the city with no less than eight busy lines, six of them remaining in operation today. Carlisle was also an official stop for the Olympic torch on its way to London’s Olympic Stadium

In light of this great history, Hamlet has named it newest community ‘Carlisle Place’ as well as naming a single new street, Kirkbridge Avenue, in commemoration of the nearby towns that were only accessible via the railway running through Carlisle.

New Kenmure Place Community

First phase consists of six, two-unit twin homes as part of a 20-lot subdivision

MILLCREEK, UT – Reflecting the Salt Lake market’s strong demand for new homes, Hamlet Homes’ newest community, Kenmure Place in Millcreek, has sold four of the subdivision’s 20 homes since opening the community’s model home, February 16. Located at 4460 Gordon Lane (400 East), Kenmure Place is nestled in an attractive, wooded area of Millcreek just off 4500 South. “Since 1994, Hamlet Homes has been a leading developer of residential and commercial communities along the Wasatch Front,” said Michael Brodsky, founder, owner and chairman of Hamlet Homes. “The housing collapse of 2008 prompted Hamlet to step back until there was a break in the housing market. Our new Millcreek community represents the company’s resurgence into the Salt Lake home-building market and the beginning of a new chapter in the company’s nearly 20-year history of ‘Great Homes. Great People. Great Experience.’”

The twin homes at Kenmure Place are similar to single family homes but with a shared wall. The attractive, 2,350 sf Kenna floor plan offers a three bed, two-and-a-half bath, two-car garage and full walk-out basement. Master bedrooms feature two walk-in closets and a tray ceiling. There are also options for homebuyers to finish the lower level with either a family room with full bath or a fourth bedroom with full bath. There will not be a Homeowners Association or HOA fees in buying a home at Kenmure Place.

Homes in the new community are constructed using stucco and LP Smart Side engineered wood products making them virtually maintenance-free. Kitchens feature granite counter-tops and Whirlpool appliances. They will feature many energy efficiencies including Low-E windows, energy efficient furnaces, high-efficiency air conditioners and Energy Star appliances.

Each Kenmure Place home includes a front and side yard, and five-foot lawns in the backyard that are surrounded by natural landscaping and screened for privacy by the densely wooded, park-like lots. The centrally located community offers easy access to TRAX and the I-15 freeway, as well as to many employment and shopping centers in the surrounding area.

The Naming of Kenmure Place

Hamlet Homes has a tradition of naming its communities after Scottish people and places. In keeping with that tradition, research was conducted on The Gordon Clan of Scotland. The Gordon Clan lived a mile south of the village of New Galloway in a place called Kenmure Castle.

William Gordon of Kenmure was made famous by a poem written by Sir Walter Scott, known as The Ballad of Young Lochinvar. Hamlet Homes selected Kenmure Place in naming its latest community and Lochinvar Court for a new street in Phase II.
